Project Showcase: A Full Home Window & Door Transformation in Edmonds, WA

We recently wrapped up an exciting and comprehensive window and door replacement project for a homeowner in the Edmonds, WA area! This extensive remodel involved replacing nearly two dozen existing units across two floors, significantly boosting the home’s energy efficiency, curb appeal, and functionality.

The Scope of Work

The project involved a full tear-out and replacement of 23 units.. The replacement units were chosen from Milgard’s popular vinyl product lines, ensuring durability and high performance:

Milgard V300 Trinsic Vinyl: Used for all sliding windows and sliding patio doors.. These provide a clean, contemporary look with excellent operability3

Milgard V250 Style Line Vinyl: Selected for the picture windows.. This series offers slim frames that maximize the viewable glass area.

Key Product Highlights

The new windows and doors feature key upgrades designed to improve the home’s comfort and energy savings:

Color Consistency: All units, both interior and exterior, were specified in White for a cohesive and bright look against the home’s exterior siding.

Energy-Efficient Glass: Most units were outfitted with SuncoatMax Clear with LowE or Suncoat Clear with LowE glass.. Low-E coatings are essential for managing solar heat gain and improving insulation, which is crucial for Seattle-area weather8.

Specialty Glass: For one of the Front Bedroom windows, we installed a Suncoat Obscure with LowE glass with a frosted stain etched finish.. This provides privacy without sacrificing natural light.

Sliding Doors: We installed three new sliding patio doors in the Den, Dining Room, and another area, all featuring White hardware and upgraded keyed screen surrounds for security and convenience.

Installation Details

Our installation process was meticulous to ensure a clean finish and proper weatherproofing:

Full Frame Installation: We utilized a nailing flange installation method for a secure and watertight seal

Exterior Trim: To ensure a clean, professional transition, we applied 5/4 x 2 primed cedar exterior trim around all the new units. This material is primed and ready for the homeowner to paint to match their exterior color perfectly.

Window Remodeling: We even managed a major change in the Master Bedroom by dropping the sill a full 12 inches to accommodate a new $96^{\prime\prime} \times 48^{\prime\prime}$ horizontal sliding window13!

The entire project was completed by Sound View Window & Door, Inc., helping this client achieve a beautiful, modern, and highly efficient home.
